HOUSTON — One of North Houston’s most recognizable landmarks is officially entering its final chapter.

Demolition of the former Greenspoint Mall began Tuesday, October 13, clearing the way for CityNorth Industrial Park, a planned $150 million redevelopment of roughly 80 acres near Interstate 45 and Beltway 8. The project is expected to include approximately 1.2 million square feet of industrial space for logistics, distribution and manufacturing operations. FOX 26 Houston

For longtime Houstonians, however, Greenspoint represents far more than an aging shopping center.

The mall opened in 1976 and served North Houston for nearly five decades before closing in 2024. During its prime, it was a major shopping and employment destination, surrounded by dealerships, restaurants, offices and businesses that helped make the Greenspoint area one of Houston’s busiest commercial corridors. For LaMont “The Waterman” Gilbert, founder of Absolutely Amazing Media and publisher of The SouthSide Signal, the demolition brings back memories from the earliest years of his Houston business journey.

Gilbert moved to Houston in 1998.

Across the street from Greenspoint Mall sat Greenspoint Dodge, and from approximately 1999 through 2003, Gilbert says the area became an important part of his business life.

“I probably made a million dollars or more out of that area during those years. I remember the traffic, the dealerships, the customers and the energy. When I look at Greenspoint, I don’t just see an old mall. I see a chapter of my life.”

The area would later face years of economic change, major flooding events and declining retail traffic. Like many traditional malls across the country, Greenspoint struggled as shopping habits shifted, major anchor stores disappeared and surrounding development patterns changed.

Now, developers are betting that the same location that once attracted thousands of shoppers can become an economic engine again.

The new CityNorth Industrial Park, being developed by Lincoln in partnership with New York Life Investment Management, is expected to create about 300 construction jobs and ultimately support approximately 1,200 full-time jobs when fully developed. The first phase is currently projected for completion in the first quarter of 2028. KPRC

The City of Houston and the North Houston Development Corporation are also contributing approximately $15 million toward demolition and public right-of-way improvements connected to the redevelopment. KPRC

For Gilbert, watching the mall disappear is a reminder of how quickly cities—and opportunities—can change.

“Buildings come down. Companies disappear. Neighborhoods change. But what you learned, who you met and what you built during those years stays with you. Greenspoint helped shape part of my Houston story.”

The demolition is therefore both an ending and a beginning.

For some, Greenspoint Mall will be remembered for weekend shopping, movie theaters, food courts and department stores.

For others, it will be remembered as a place where they worked, made deals, built businesses, raised families and found opportunity.

And now, after nearly 50 years, Houston is preparing to write something new on the same ground.

More warehouses means more trucks around Beltway 8. Hope they plan for that.
